Orlando's older homes — the block ranches of the 60s, 70s, and 80s — were built with small, closed-off kitchens. Back then the kitchen was a workroom; today it's where the family actually lives. A kitchen expansion fixes that mismatch, either by pushing an exterior wall outward a few feet or by reconfiguring interior walls to open the kitchen into the dining or living area. The result is a kitchen with room for an island, real storage, and space for more than one cook.

Kitchen expansions sit at the intersection of remodeling and additions. Sometimes the project is a true addition — new foundation, new roof section, new exterior wall. Sometimes it's interior reconfiguration plus a small bump-out. Either way, the kitchen is the most plumbing-, electrical-, and code-intensive room in the house, so the planning matters more here than anywhere else.

Two Ways to Get a Bigger Kitchen

Push the exterior wall out

A true expansion adds 80 to 200 square feet by extending the kitchen's exterior wall into the side or rear yard. This is new construction — foundation, framing, roof tie-in — and it needs the same permits and setback compliance as any addition. It's the right move when the kitchen is landlocked by bedrooms or bathrooms on the interior sides, or when you want a dramatic change like a wall of windows over the sink.

Reconfigure interior space

Sometimes the square footage already exists — it's just in the wrong place. Removing the wall between a cramped kitchen and a formal dining room nobody uses can create an open kitchen-dining space without touching the exterior. If a load-bearing wall has to go, we install a properly engineered beam (with permits and inspections). This approach costs far less than building outward and avoids setback and HOA issues entirely.

Many of our kitchen projects combine both: open the interior wall and push out four feet for the island and walkway space. During the consultation we'll show you both options with honest pricing so you can choose.

Florida Code and Practical Realities

Typical Cost Range

Kitchen expansions in Orlando typically run $60,000 to $150,000. An interior reconfiguration with new cabinets, counters, and appliances — no new exterior walls — lands at the lower end. A true push-out addition with relocated plumbing, new foundation, and roof work reaches the upper end. Cabinets and countertops are the biggest finish variables: stock cabinets versus custom can swing the budget by $20,000 or more. Every project differs — you'll get a written quote after we see the space and talk through your must-haves.

Timeline

Plan on 10 to 18 weeks of construction after permits, with design and permitting adding 6 to 10 weeks before that. The long pole is usually cabinets — custom and semi-custom lines take 6 to 10 weeks to arrive, so we order the day permits are approved. You'll be without a full kitchen for a portion of the project; we set up a temporary kitchen station (microwave, toaster oven, mini-fridge) and give you an honest schedule for the no-kitchen weeks.

Our Process

1. Kitchen consultation. We cook-test your current kitchen with you — what frustrates you, how many cooks, where the bottlenecks are — and measure everything.

2. Layout design and pricing. You get 2–3 layout options (push-out, reconfigure, or hybrid), 3D views, and a written line-item quote.

3. Permits, HOA, and cabinet order. Engineered plans to the county, HOA package if the exterior changes, and cabinet order placed immediately.

4. Construction. Demolition, structural work, new exterior wall if any, plumbing and electrical rough-in, then cabinets, counters, tile, and appliances.

5. Final inspections and walkthrough. We test every outlet, appliance, and fixture with you before the final payment.

Frequently Asked Questions

Is it cheaper to push the kitchen wall out or remove an interior wall?

Removing an interior wall is almost always cheaper — no new foundation, roof, or exterior finishes. But if the kitchen is landlocked or you need significant new square footage, pushing out is the right answer. We'll price both during your consultation.

How long will I be without a kitchen?

Typically 4 to 8 weeks of the project, depending on scope. We set up a temporary kitchen area and give you a clear schedule so you can plan around it.

Can you move my sink to the new exterior wall?

Yes, but moving plumbing in a slab home means cutting concrete, which adds cost. If the budget is tight, we design around keeping the sink where it is — most clients are surprised how good that layout can be.

Do kitchen expansions need HOA approval?

Only if the exterior changes — a push-out or new windows visible from the street. Pure interior reconfigurations don't need HOA review, just the county permit.
